The following is a brief review of how commission is determined with respect to the Broker Community:
- Payment of commissions: 100% upon move-in.
- Commissions are paid on Base Rent for the initial term of lease. Extensions and/or Option Years are non-commissionable.
- Incentives (free rent, build-out, etc.) are deducted from the Total Commissionable Base Rent. In the event of a build-out where an exact figure cannot be calculated, The David Associates will be the sole entity to fairly calculate such.
- If the increases over the term are fixed, The David Associates calculates the increase and pays commission on that amount. If the increases are based on CPI in any way, the commission will be calculated on the Initial Base Rent only.
